Real estate companies cannot legally compensate an agent for referring a client to the company’s in-house mortgage business, said Neil B. Garfinkel, a real estate lawyer with AGMB Law, a Manhattan-based firm. But they can show their gratitude in other ways. Brokers can treat agents to lunch or a baseball game, for instance, as long as their largess is not directly tied to a referral.
